Building Safety Inspections in Broward County, Florida

Building recertifications in Broward County are carried out under the Building Safety Inspection Program (BSIP), which includes both structural and electrical safety inspections for qualifying buildings.

While Broward County establishes the inspection framework through its Building Safety Inspection Program, the program is administered locally by participating municipalities throughout the county. Cities such as Fort Lauderdale, Hollywood, Pompano Beach, Deerfield Beach, Plantation, and Sunrise are responsible for issuing notices, reviewing reports, and overseeing compliance within their jurisdictions.

Buildings subject to the program generally receive official notices between June and August. After receiving notice, owners must coordinate the required inspections, submit engineering reports to the appropriate municipality for review, and address any deficiencies identified during the process.

Experienced Guidance Through Broward County’s Building Safety Inspection Program

Building Mavens performs both the structural and electrical inspections required under Broward County’s Building Safety Inspection Program.

Our South Florida-based team regularly works with municipalities throughout Broward County, including Fort Lauderdale, Hollywood, Pompano Beach, Deerfield Beach, Plantation, and Sunrise. We understand the reporting requirements, review processes, and project coordination involved in building recertifications and safety inspections throughout the county.

Comprehensive Engineering Support Under One Roof

Our engineers help associations and property owners coordinate inspections, navigate reporting requirements, and move efficiently through the municipal review process from initial planning through final report submission.

Good to know: Our team also includes a Certified Level II Thermographer, allowing us to perform infrared evaluations in-house if additional investigation is warranted. This can help avoid the added coordination and extra site visits that sometimes occur when specialized thermal imaging services need to be brought in later in the inspection process.

What Happens After Receiving a Broward County BSIP Inspection Notice

After receiving notice, Broward County property owners and associations must generally complete the required inspections and submit their reports within the timelines established by the municipality administering the program.

Recommended next steps after receiving the notice:

  • Review the notice and confirm deadlines.
  • Select a qualified engineering team. Confirm the engineering team can perform both the structural and electrical inspections.
  • Book the engineering team well in advance, as many buildings throughout Broward County enter the inspection process at the same time. Scheduling ahead can help provide greater flexibility and reduce the risk of delays when working toward required deadlines.
  • Prepare access to roofs, balconies, garages, electrical rooms, and common areas.

Did You Know?

Before the 2024 BSIP updates, Broward County’s program was more commonly associated with 40-year recertification inspections. Under today’s Building Safety Inspection Program, qualifying buildings may become subject to inspection beginning at 25 years of age, with recurring inspections every 10 years.

Many property owners, associations, and managers still use terms such as building recertification, 30-year recertification, 40-year recertification, or building recertification inspection when referring to Broward County’s current Building Safety Inspection Program requirements.

“Building Mavens has been integral in helping us be on the right track to comply and I know that through the end of our project, they will still be there until we have our final inspection. Their price was reasonable and their service and guidance exceeded expectations.”
