Why
Under Florida Statutes §553.899 and the Broward County BORA Policy #05-05, Sheridan by the Beach was required to complete a 40-Year Building Safety Inspection to assess the condition of structural and electrical systems.
The Sheridan by the Beach Association engaged Building Mavens to perform this mandated inspection, prepare and submit required documentation, and support the inspection cycle through any required re-inspection activities in order to satisfy state and local safety and compliance obligations.

In Broward County, a Building Safety Inspection (BSI) follows the local Building Safety Inspection Program (BORA Policy #05-05) and applicable Florida statutes, and includes both a structural and an electrical inspection to evaluate key building systems related to safety and long-term performance.

Structural Inspection
The structural inspection focuses on the parts of the building that support and stabilize the structure, such as foundations, load-bearing walls, and framing. Licensed engineers walk the property, review accessible areas, and note visible signs of deterioration or distress to assess overall structural condition.

Electrical Inspection
The electrical inspection reviews key electrical components, including service equipment, panels, and accessible wiring. The purpose is to identify visible conditions that may present safety concerns or fall outside applicable requirements, with findings documented for regulatory review.

From First Inspection to Final Report
Building Mavens’ engineers conducted on-site inspections across all ten buildings, walking the property alongside the community association manager to review existing conditions and document observed deficiencies. This on-site coordination allowed for direct communication during the inspection process and helped ensure a clear, shared understanding of findings as they were identified.
Following the initial inspections, Building Mavens prepared and submitted the required inspection reports to the City of Hollywood. Based on the findings, the team identified required repairs and remained engaged throughout the correction period, maintaining communication with the association and returning to the site to support the re-inspection process once corrective work was completed.
All services were performed in compliance with Florida Statutes §553.899, Broward County’s Building Safety Inspection Program, and City of Hollywood requirements.
