Broward County recently amended its Building Safety Inspection Program to incorporate the statewide structural inspection program for condominium and cooperative associations three (3) stories or more in height, defined as a “milestone inspection.”

The program now requires the inspection of all non-exempt buildings in the County, thirty (30) years of age or older (based on the date of the certificate of occupancy).

For Condominium Buildings, The Broward County Board of Rules and Appeals Policy # 05-05 states explicitly:

  • All buildings that are Condominium or Cooperative, and are three (3) Stories or more in height, and are located three (3) miles from the coastline, shall be inspected in the manner described herein (Policy # 05-05), where such buildings are twenty-five (25) years of age or older, based on the date that the certificate of occupancy was issued, and as determined by the Building Official in accordance with Florida Statue Section 553.899, who shall at such time issue a Notice of Required Inspection to the building owner and association.
  • Subsequent Building Safety Inspections shall be required at ten (10) year intervals from the year of the building or structure reaching 30 years or 25 years of age (as applicable), regardless of when the previous inspection for the building or structure was finalized or filed.
  • For any building or structure that must perform a “Milestone Inspection,” as provided under section 553.899, Florida Statues, such building or structure is required to undergo inspection in the manner described herein (Policy # 05-05) when it has reached a Building Age where it is required to undergo a “milestone inspection,” and such inspection shall serve as compliance with any “milestone inspection” requirements under section 553.899, Florida Statues.
